Chapter 4 - I Bought the Property, Not Your Business

Mike knew Arthur had struggled with Helen’s medical expenses and assumed that meant he was broke. Arthur had heard similar assumptions many times before.

After leaving the Army, Arthur spent twenty-two years operating a successful commercial HVAC company with his brother before they sold the business when Arthur turned sixty-eight.

Most of Arthur’s proceeds went into conservative investments and several commercial properties. When Helen became sick, he spent freely because her care mattered more.

“Money is supposed to solve problems,” Arthur had told his financial adviser. Helen died the previous year, leaving Arthur uncertain about what he wanted next.

He considered selling everything and moving closer to his daughter until he learned that the building housing Dawson’s Diner had unexpectedly become available.

Decades before Dawson’s occupied it, the property housed a small restaurant called Millie’s Grill. Arthur had proposed to Helen inside booth number six.

That memory, not Mike’s disputed invoice, motivated Arthur’s purchase. Negotiations had begun before Arthur even knew Mike would be inside the diner that afternoon.

“So this is revenge?” Mike demanded. Arthur shook his head and clarified something important. “I didn’t buy your business. I bought the property.”

Mike still owned Dawson’s Diner. Arthur had simply become the landlord, meaning the existing lease and Mike’s legal rights did not magically disappear after closing.

“You can’t evict me,” Mike said. Arthur agreed. “Not today, and I didn’t come here to evict you.” Mike demanded to know why he came.

“To discuss the lease,” Arthur answered. Susan asked what would happen now. Arthur glanced at the dark coffee soaking the front of his military jacket.

“That depends on what happens with your business,” he said. What followed during the next several weeks proved more damaging to Mike than immediate eviction.

Susan and her accountant completed their financial review, uncovering unexplained accounts and money that should have paid taxes, vendors, employees, and legitimate business expenses.
